Sometime it can be difficult to find a repairperson that is honest, that won’t ripe you off. Finding someone from out the phone books can be very scary too. Your repair can go very smoothly, when the right steps are taken from the get go.

Alot of times they just do the appraisal online. They don’t even come and do an actual apprasial like they would if you were selling the house.

The appraiser does not care about decorating. The appraiser will measure the house (inside and out), check for leaks in the plumbing, scorch marks on the outlets, etc. It is the condition of the home that is of concern. Then, he/she will look for things like gutters, superior landscaping, hot tub, double driveway, etc. that add value. He/she will then do a comparison between your home and several in the same neighborhood of the same general size, age, etc.

Make sure that your heat/ac is working, hot water heater is working, any visible damage to the home has been corrected, there is no smell of mold,etc.

Some appraisers will be done in under 30 minutes, some will spend several hours making notes/taking measurements.

I recently purchased my first home. My agent suggested that if I wanted to increase my value, The best things are to make the rooms look larger than they are. You can paint the walls in a neuatral color. if your home has popcorn on the ceiling take it off. They also told me that the rooms most likely to increase value are the Kitchen, Bathroom, and the bedrooms. I have updated all my electrical wiring so far, and re done one of my bathrooms. Next I am going to start on the kitchen. I am going to replace all the cabinets and the counter tops. Then I will possibly replace the sink, and move things around making more room. Then I am going to put down tile on the floor. This will also increase the value.

paint changes the whole look. u say ur house is old. bright colors will make it new and young.

Fresh coat of paint. New hardware on cabinets in kitchen and bathroom. Maybe a change of area rugs if u have wood floors. U can call up a real estate agent and ask what is the hot new items that are going in your area like for ex. steel appliances( u don’t have to put them in ) but it gives u an idea when u call them what new home builders r putting in homes and what they are looking at to increase your home value. Just tell the bank how much you think your house is worth, they’ll do online research through public records to see if it’s reasonable. I

if the banks calls for an appraiser to visit your house, most likely he will just take a walk around the outside of your house, so make sure it looks good from the outside, get the yard cleaned and organized. A fresh coat of exterior paint could help too. Also adding nice landscaping will increase the value. Make sure you state what you think/want the home to be worth to the bank first, they will forward it to the appraiser and he’ll try to get it close to this if at all possible. If you don’t like the appraiser’s value of your home, call another appraiser yourself and go to a different bank with his report, there can be a pretty large fudge factor, it’s not an exact science.

first of all, as clean as possible. second, take out as much clutter as you can. next, make it smell nice, like cookies or something else homey when they come. after that, lots of little things can help. fresh grout or sealant around the floors and other areas, including the bathroom, if possible (you can get it in a tube at the hardware store and it’s easy to apply that way); matching things in your house, like the curtains with the pillows, the curtains with the bedsheets, stuff like that. just make it look clean and organized; that should help a lot. if i knew what specific problems you had i could offer cheap solutions, but these are the best general comments i can come up with–good luck!

Appraisers look for things like asbestos shingles (remove and replace them), cracks in ceilings and foundation (patch and hide them), fresh & bright paint (paint ceilings, walls & trim) and updated systems (electric, heating, etc.) Stick to these areas. Replacing old or outdated flooring is also a plus.

paint with cool and refreshing colors add plants and not alot of printed fabric keep it simple and consider the flooring too.
